Specifications include, but are not limited to: A.Repairs. The Contractor shall furnish all labor, materials, equipment, tools and supervision necessary for equipment repairs and related services at all school buildings as directed by the City. All work shall be performed by a licensed repair technician.B.Preventative Maintenance. The Contractor shall perform annual and semiannual preventative maintenance measures to assure proper operation and extend the lifecycle of the equipment. This shall include but not be limited to:Annual–Inspect and calibrate all ovens-Inspect and clean all steamer units -Inspect all refrigeration unit compressors and their alarms. -Inspection of all units on roofsCheck all beltsCheck fan motors and grease bearings where applicable, adjust pulleysMachine clean all evaporator and condenser coilsCheck compressors for refrigerant and/or oilCheck and tighten all electrical connections and fusesCheck all actuators and dampers for operation, grease where applicableCheck all filtersCheck operation of all VSD drives for proper operationWhere applicable, check operation of automated controls, summer/winter switchoverCheck all safeties and door interlocksCheck to see all door panels are secureCheck to see all condensate drains are clear.
