Bristol Community College is seeking qualified firms to provide professional House Doctor services in support of the evaluation, design, and modernization of campus facilities. Services will include, but are not limited to: • Facilities Assessment & Studies o Conduct evaluations of existing facilities and infrastructure. o Prepare certified studies and reports in accordance with Massachusetts Division of Capital Asset Management and Maintenance (DCAMM) requirements. o Develop recommendations for modernization, energy efficiency, and code compliance. • Design & Documentation o Prepare schematic design, design development, and construction documents. o Provide bidding documents and specifications in compliance with Massachusetts public procurement laws (M.G.L. c.149, , and c.30/39M, as applicable). o Deliver cost estimates at all phases of design. • Construction Administration & Oversight o Provide administration services throughout the construction process. o Review contractor submittals, RFIs, and change orders. o Monitor construction progress and quality. o Conduct punch list inspections and oversee project close-out. • Project Types o Repair, replacement, and upgrades of building envelopes (windows, roofs, masonry). o Accessibility improvements in compliance with ADA and Massachusetts Architectural Access Board (MAAB) regulations. o Elevator modernization and upgrades. o HVAC and mechanical system repairs/replacements. o Electrical and life safety system upgrades. o Energy efficiency and sustainability improvements. o Site landscape and grounds renovations supporting academic and community functions. • Standards & Requirements o All work must comply with ADA, MAAB, the Massachusetts State Building Code, and other applicable federal, state, and local codes. o Sustainable and energy-efficient design practices are required per Executive Order 594 and Massachusetts energy codes.
