Specifications include, but are not limited to: Produce and mail a monthly statement to each borrower, indicating the status of the borrower’s loan. The Contractor shall provide this service for each borrower both manually and electronically. 2.3.4 Apply generally accepted mortgage servicing industry standards of servicing the loans, including proper collection and application of payments, loss mitigation activities, collections activities, property preservation, hazard insurance ; Perform the depositing of all CDA funds in insured custodial accounts identified and invested in a manner acceptable to CDA. 2.3.6 Apply industry standards to the maintenance and making of all applicable payments from mortgagor escrow accounts. 2.3.7 Remit actual loan payments and prepayments in the form and manner required by CDA. 2.3.8 Produce and submit reports relating to remittances, delinquencies, foreclosure actions, mortgage insurance claim filings, hazard claim filings, property damages ; The Contractor shall provide a secure Internet website for all CDA borrowers to access their mortgage account information. The website must provide means to authenticate users and to protect and ensure privacy of personal information. ; Information accessible on the site should include, but not be limited to: 1. Payment history; 2. Outstanding current principal balance; 3. Escrow account balance and disbursements; 4. Form 1098 information; and 5. On-line mortgage payment capability at no cost to borrower.
