Specifications include, but are not limited to: This project is to replace the entire approximately 18,827 square foot roof for this building. The scope of work will replace the entire built up roof with a new 0.80 TPO roof, using tapered insulation for proposed 1/4" per foot slope as required. Insulation boards - flat and tapered - will be utilized to attain as much of the R-30 ci rating as possible to comply with IECC 2018. The roof replacement shall include all flashing and accessories, metalwork, new drains, and coping necessary. The roofing system will be covered by a minimum 20 year "Total System, No Dollar Limit" warranty. Curb and flashing will be coordinated. Roof drains, associated piping, and vandal proof strainers will be replaced. All gutters and downspouts will be replaced. Unless new, equipment on the roof will be replaced, including by not limited to gravity vents, exhaust fans (including electric), roof hatches, boiler and heater stacks. Existing roof access stairs and ladders are to be replaced. Due to the proximity of adjacent terrain and trees, new lightning protection shall be included in the base project scope.
