Specifications include, but are not limited to: A. The scope of work will encompass all aspects of services for HVACR maintenance, repair, and installation services and related work for various Baltimore City Agencies. B. The contractor shall provide all labor, materials, supplies, equipment, supervision and services necessary for and reasonably incidental to repair or install refrigeration and air conditioning equipment and related control systems (other than large central chilled water systems) including but not limited to window type air conditioning, package type room units, small split system air conditioning units, roof top package units, walk in freezers and refrigerators and residential type freezers, refrigeration system for Ice Skating Rinks, and refrigerators in any of the various Baltimore City buildings in accordance with the original equipment manufacturer's recommended procedures. C. The contractor shall provide labor and material for service, repair, and installation of various brands and associated components of EMCS or BAS. Contractor shall have, at least, basic knowledge in servicing Metasys, Honeywell, Siemens, and other brands of control systems used in the HVACR industry. D. Work shall be performed with HVACR mechanics licensed by the State of Maryland and in accordance with the latest edition of any and all State and Local Codes and Regulations of the State of Maryland having jurisdiction in connection with the work as described hereinafter in these specifications. E. This contract shall not be limited to work on any one manufacturer's refrigeration or air conditioning equipment. Under this contract, the contractor will be required to perform work on any or all of the various manufacturers of refrigeration and air conditioning equipment in Baltimore City buildings. F. Excluded from this contract are current or future agreements to repair and maintain specific items of equipment for a period of time. Parts will be supplied only in performing repair work under this contract. The intent of this contract is to provide a contractual source for refrigeration and air conditioning system repairs, and planned preventive maintenance over a period of time. G. Work under this contract will not be limited to any one manufacturer's equipment. The contractor is required to have experience and capability with service of various systems from multiple manufactures and supplies. H. Contractor shall endeavor to make all required repairs, both temporary and permanent, in order to keep the HVACR Equipment in safe and reliable operating condition.
