Specifications include, but are not limited to: 3.2.1.1 Facility Systems Supported Stationary Engineers control and maintain physical plant systems and equipment that are necessary for the care and treatment of patients/residents as well as maintaining the infrastructure and environment for staff, patients/residents, and visitors. These systems include: High pressure steam production and distribution system utilized for medical services, cooking, sterilization, heating, etc.; Pressurized water delivery and distribution system including filtration, treatment and sanitation (legionella prevention) and pressure distribution system; Hot water generators and circulation/distribution loops located through the building; Fire and smoke detection and annunciation system; High pressure fire suppression sprinkler system. 3.2.1.2 Stationary Engineer, 1st Grade, Duties: Stationary Engineer Duties include, but are not limited to: Monitoring steam production Maintaining hourly and daily logs of pressure, temperature, water levels, etc. Combustion air flow, fuel consumption, and steam production on 3 dual fuel , Titusville 175 HP water tube boilers Testing and treatment of various water systems, as well as addition of multiple chemicals to ensure proper residual levels are maintained Monitor and report on systems critical to hospital operations, including medical vacuum system, medical gas compressor, oxygen supply and air handlers; Operation of 400 ton chiller with cooling tower and circulation pumps, in addition to various air conditioning units through the hospital; Responsible for all work associated with inspection and licensing of boilers, to include removing and cleaning hand hole and manhole plugs, firebox cleaning, refractory and brick repair, repack or rebuild various types of valves and feed water pumps Maintain steam regulators, repair minor pipe leaks, and turns heating and cooling services on and off as required Monitor high pressure fire pumps and sprinkler system Perform preventive maintenance and repair of pumps and sprinkler heads Monitor and maintain three (3) 900,000 gain water softeners that operate on an 80,000 gallon cycle, ensuring proper regeneration and soft water conditions are supplied continuously for the potable water system Monitor and maintain efficiency of high pressure water pumps and hydraulic system/balance tank Perform preventive maintenance and repairs/rebuilds as needed on systems Respond to maintenance calls regarding water distribution system during evening and nights on weekdays and all three shifts on weekends and State observed holidays. This includes 11 separate hot water circulation loops and mixing stations. Also respond to maintenance calls on sinks, showers, commodes, and the water distributions system. Designated as a first responder in an emergency situation and must make notification to 911 operator Other duties as required for overall plant operations (i.e., snow removal of critical areas) 3.2.1.3 Communications/Work Contacts The Contractor’s staff is required to routinely communicate with the WMHC Nursing Supervisor, House Supervisors, and various Department Directors as well as Hospital Senior Leadership regarding problems with systems, the building, and equipment. There is routine coordination with other skilled trades and contractors regarding system operations (routine inspections, maintenance, and/or problems).
