1. DESIGN SERVICES The selected firm shall provide all professional design and engineering services required for the development of construction documents and coordination with the WSSC WATER. Services must include, but are not limited to: A. Architectural Design • Conduct site and existing conditions assessment to include but not limited to, foundation design, test pits, surveys, geotechnical investigations, landscape design etc. • Develop architectural concept and schematic design aligned with the WSSC WATER goals. • Produce full construction documents (plans, elevations, sections, schedules). • Reproduce comprehensive set of as-built drawings in CADD/PDF format for existing commercial building/infrastructure to serve as a standardized prototype and reference for future design and renovation projects. • Select finishes, materials, and systems aligned with sustainability requirements. • Design space layouts for office, storage, public, and utility areas. • Coordinate with fire/life safety and code compliance standards. • Provide ADA accessibility upgrades per latest code requirements B. Mechanical Heating, Ventilation, and Air Conditioning (HVAC) Design • Evaluate and redesign HVAC systems to improve energy efficiency and indoor air quality. • Specify equipment types, duct layouts, diffusers, and controls. • Perform HVAC load calculations and system sizing • Integrate automated controls for Energy Management Systems (EMS). • Comply with American Society of Heating, Refrigerating and Air-Conditioning Engineers (ASHRAE) standards and other applicable codes. C. Electrical Design • Assess and upgrade electrical distribution, lighting, emergency power, and IT infrastructure. • Design lighting systems with energy-efficient fixtures and automated controls (e.g., motion sensors, daylighting). • Provide layouts for power and data outlets, panel schedules, and riser diagrams. • Ensure system capacity for new HVAC and low-voltage systems. • Design fire alarm, security, and communication systems per agency and National Fire Protection Association (NFPA) standards.
