Specifications include, but are not limited to: General responsibilities of the Prime Contractor for maintenance and operation of the mechanical, electrical, plumbing and structural systems of the Building, including labor and materials shall be within the scope of the following definitions of work: 1. Maintenance – Work required to ensure dependable and proper operation of Building systems for their designated purposes and expected life cycle. 2. Emergency Maintenance – Unscheduled work that requires immediate action to restore service or to remedy imminent problems that may interrupt activities of Building occupants or present damage to one or more of the Building’s system components. 3. Routine Maintenance – Scheduled, repetitive work to provide continuous service in support of activities of the Information Center, such as housekeeping. 4. Preventative Maintenance – Scheduled work to provide systematic adjustment, cleaning, minor repair, inspection, lubrication and other such activities necessary to prevent service interruptions and improper or inefficient equipment or system operations. The preventative maintenance program includes maintaining a preventative maintenance timetable, service logs and operating records for all equipment and systems. 5. Operations – Scheduled work required to operate and control mechanical, electrical, plumbing and structural systems of the Building, such as continuous operation of the HVAC system. 6. Work – Scheduled, non-routine work required to support daily activities of Building occupants, such as the following: a. Emergency custodial services. b. Minor repairs to wood work, metal work, piping, plumbing, painted surfaces, plaster or masonry surfaces. c. Receiving and storage of deliveries. d. Pest control or extermination activities. e. Clearing sidewalks of snow and ice. f. Cutting grass, trimming shrubbery, weeding vegetation. g. Policing grounds for trash and debris. h. Minor painting. i. Environmental Compliance.
