All work needs to conform to the Americans with Disabilities Act Accessibility Guidelines (ADAAG) for Buildings and Facilities of 1990 as well as the new guidelines from 2010. Trade Codes and Local codes need to be adhered to, as well. Any conditions which produce doubt, on the part of the Contractor, to be able to comply with the ADAAG, shall be brought to the attention of DORS immediately. Contractor responsibilities to include, but are not limited to the following: 1. Ensure that the front entrance platform and ramp being constructed by owner and the automated door are operational prior DORS project commencement. 2. Remove and dispose existing aluminum ramp, and wood steps at the door between the kitchen and garage 3. Remove and dispose wall mounted wood cabinet in the general area where the vertical platform lift (VPL) will be installed 4. Install a 6’ x 7’-6”’ wood deck with 1” thick ADA compliant Trex Transcend Composite Deck with 3 riser steps. Install 42” (H) Aluminum Hand and Guard rails with 36” (H) ADA compliant Aluminum secondary handrails as manufactured by Trex or Deckorators or an approved equal. The deck shall be installed and anchored on the existing garage concrete floor. 5. Install a 42” wide x 60” Vertical Platform Lift in the garage area next to the wood platform for access to the residence. Install the VPL with a dedicated electrical outlet connected to the building main service breaker. 6. Install a new automated door operator at the door connecting the kitchen and the new Deck in the garage. 7. Check and replace the existing door threshold to achieve seamless transition between the wood platform and into the kitchen area. 8. Install a weather stripping at the rear of the door connecting the kitchen and the new Deck in the garage as manufactured by Frost King - 0.1” H x 1-3/4” W x 36” L Bright Aluminum door threshold silver. 9. Replace four (4) residential Knob type door handles with ADA accessible door lever sets. The locations are the front door, door between kitchen and garage, door towards the basement level, and the pantry door. 10. Commission the new VPL equipment and inspect all work meeting the provisions of the project manual (drawings and specifications).
