All work needs to conform to the Americans with Disabilities Act Accessibility Guidelines (ADAAG) for Buildings and Facilities of 1990 as well as the new guidelines from 2010. Trade Codes and Local codes need to be adhered to, as well. Any conditions which produce doubt, on the part of the Contractor, to be able to comply with the ADAAG, shall be brought to the attention of DORS immediately. Contractor responsibilities to include, but are not limited to the following: 1. DORS Contractor shall coordinate with the Owner, Owner’s contractor, and DORS Architect during the project, and as required to accomplish the work described in the scope of work and specifications. 2. Contractor shall confirm that the consumer has completed the construction of the elevator shaft (hoist way) and pit as shown in the construction drawings permitted by the Montgomery County, Maryland Department of Permit Services dated 5/22/2025. The constructed Hoistway and pit shall allow the installation of a customized 34-1/2” W x 42- 1/4” D Elevator cab. 3. A clear Elevator Hoistway shaft size of 49” W x 49” D is required for the customized Cibes Symmetry Home Elevator or a customized Garaventa Elvoron-MR Home Elevator. Refer to Appendix II and Appendix III. 4. DORS contractor will supply and install a customized pit mounted Cibes Symmetry or Garaventa Elvoron-MR elevator with a 34-1/2” W x 42-1/4” D Elevator cab in a clear hoistway shaft size of 49” W x 49” D. Install the Elevator according to the manufacturer’s design guidelines. 5. Install an Egger Stile and Rail Panel door with interconnected Lever type hardware leading to the elevator. 6. The existing electrical panels are located on the left side of the basement level wall next to the Portico. Connect the elevator to the power source as relocated by the homeowner next to the constructed elevator shaft and pit. 7. All contractors must be Montgomery County certified contractors. 8. Touch paint all affected areas during the home modification work. 9. Inspect all installed work meeting the provisions of the project manual (drawings and specifications) and commission the installed Elevator equipment and all work. 10. At the completion of the project, submit as-built drawings to DORS and the homeowner.
