The Contractor shall: A. Replace the existing HVAC system located at 3023 Strawberry Point Rd, Middle River, MD 21220 and install a new 10-ton air conditioning unit, new air handler, and all associated ductwork, controls, and electrical connections in compliance with all applicable building codes and manufacturer specifications. All equipment supports, curbs, and roof penetrations must be flashed and sealed to ensure weather integrity. B. Remove and dispose of the existing air handling equipment, ductwork, and condensing unit. C. Designate an on-site supervisor or superintendent responsible for daily coordination of work. The name and contact information of this individual shall be provided to MSP Aviation Command and MSP Facilities prior to project mobilization. D. Attend a mandatory pre-construction meeting with MSP Facilities and MSP Aviation Command. Following the meeting, the contractor will submit a detailed construction schedule, including sequencing of equipment removal, lift operations, utility tie-ins, and commissioning milestones. Any required shutdowns of electrical or HVAC systems must be communicated to MSP a minimum of 48 hours in advance. E. Secure all necessary local and state permits related to mechanical, electrical, crane/lift operations, and refrigerant handling. All approved permits and inspection numbers shall be submitted to MSP Facilities prior to the start of work. Contractor is also responsible for coordinating with the Baltimore County Department of Permits, Approvals and Inspections (PAI) as applicable. F. Ensure proper site preparation and access control, including the placement of safety signage, temporary fencing, and barricades. Emergency vehicle access to and from the hangar must be maintained throughout the duration of the project. G. Ensure that all new ductwork, refrigerant lines, and electrical connections are pressure/leak tested and inspected as required by code. All deficiencies shall be corrected prior to concealment or system commissioning. H. Manage and coordinate all equipment shut-downs and start-ups, including de-energizing existing HVAC units and reconnecting utility services to new equipment. The contractor shall collaborate with MSP Aviation personnel to verify that the new system is fully operational and configured per design intent.
