Specifications include, but are not limited to: 5.01.1 The Contractor shall provide all labor, materials*, equipment, apparatus, scaffolding, ladders, lifts, etc. to perform Fire Alarm Inspection and Testing Services in all identified areas. . Note: Storage is not available all of the time. During the period when the service is being performed accommodations may be made only with advanced scheduling with the MSA contract manager. Scissor lifts are not allowed inside the buildings. *The Contractor shall be responsible for equipment (including but not limited to ladders, all power and hand tools related to the trade and confined space equipment, etc.) as required to perform outlined tasks at no cost to MSA. The Contractor shall provide all materials, supervision, permits and insurance necessary to provide inspections and testing of the Fire Alarm Systems at CYSC. 5.01.2 The Contractor shall identify the person who will represent his company in a supervisory capacity and who will be available to consult with the Maryland Stadium Authority Representative upon notice. A direct phone number shall be provided for that person along with a backup person and phone number. 5.01.3 Inspection and testing must comply with Manufacturer’s recommendations. 5.01.4 The Contractor shall perform quarterly and /or annual inspections of all fire alarm systems and submit a complete, written report within two weeks after the completion of each inspection. The report shall include the results of all tests conducted, repairs or preventive maintenance performed, and deficiencies noted with suggested corrective action for each deficiency. The Contractor’s service personnel upon arrival shall report to the Maryland Stadium Authority’s Security Office to sign in and contact the Maintenance Supervisor or Representative. 5.01.5 The Contractor shall be proactive in the inspection and testing of the fire alarm system, such as contacting the Maryland Stadium Authority’s Electrical Supervisor or Representative to schedule inspections and testing. 5.01.5.1 Upon completion of the work, the service personnel shall return to the Security report. The report shall include the results of all tests conducted, repairs or preventive maintenance performed, and deficiencies noted with suggested corrective action for each deficiency. 5.01.5.2 All repairs and preventive maintenance to the fire alarm systems under this contract must have prior approval from MSA. All repairs and preventive maintenance are considered outside of the scope of this contract and shall be billed separately. 5.01.5.3 The Contractor shall be proactive in the inspection and testing of the firm alarm system, such as contracting the Maryland Stadium Authority’s Electrical Supervisor or Representative to schedule inspections and testing.
