Specifications include, but are not limited to: The Commission is seeking a qualified contractor to provide design-build construction services to furnish and update/replace various mechanical components supporting the ice rink, including but not limited to the following: a. Design and selection of the system shall further the EUI goals of the building set forth by the Montgomery County Building Energy Performance Standards (BEPS). b. M-NCPPC personnel shall remove and store R-22. c. M-NCPPC personnel shall remove the ice sheet and residual water as needed. d. Removal of mechanical room R-22 piping and replacement with ammonia rated piping. Contractor shall make connections to new equipment and from new to existing piping as required. e. Evacuation and cleaning of R-22 from remaining exis3ng piping to prepare for ammonia. f. Evacuate the glycol from the cold floor systems and replace with new 30% Ethylene Glycol solu3on, following local, state, and federal guidelines for proper disposal. g. Provide all piping and supports for new work. 1. Piping load shall not be transferred to the equipment. h. Provide heat tracing and insula3on for any outside water piping subject to freezing. i. Provide drain lines on all water and glycol low spots and purge valves in all high spots. j. Provide isola3on valves on all glycol branch lines and ahead of all coils and appliances. k. Provide isola3on valves on all serviceable equipment. l. Provide strainers ahead of all plate heat exchangers. m. Provide drain valves on ammonia low spots and purge valves on all high spots. n. Provide all seismic restraints as required per code. o. Provide flexible connectors for the ammonia compressors and cooling tower. p. Removal and replacement of the flooded chiller with a new ammonia chiller. q. Removal and replacement of the two Mycom compressors with ammonia rated compressors. r. Concrete pad work shall be performed as necessary for proper equipment fitment. s. Concrete floor in mechanical room shall be cleaned thoroughly and a sealant shall be applied. All visible cracks on floor shall be patched and smoothed prior to sealant applica3on. t. Yellow safety paint shall be painted on eleva3on changes inside mechanical room. u. Provide all coring of holes and patch any exis3ng/new holes to make watertight. v. Removal and replacement of the outdoor evapora3ve condenser (fluid cooler tower) with a new oversized unit with VFD. 1. Fluid cooler to be designed for 79°F wet bulb or greater temperature. w. Evaluation and possible replacement of the exis3ng outdoor cooling tower dunnage/piers for the new replacement tower. 1. Evaluation shall be performed by a licensed professional structural engineer. x. Removal and replacement of the cold floor glycol pumps and associated appurtenances. y. Removal and replacement of the warm subfloor system components, including the shell & tube heat exchanger, circulators, and associated controls. z.
