Specifications include, but are not limited to: 1. Chiller Winter Preventive Maintenance: a. Preventive Maintenance (P.M.) shall be priced on an annual lump sum cost. Chillers will be added to the P.M. list by means of a contract amendment. b. The Contractorshall perform Preventive Maintenance services on chiller plantsfor the chillerslisted on Table 1 and selected for preventive maintenance. Preventive Maintenance shall include: c. Check chiller for leaks with electronic leak detector annually during the months of March and April. Chiller to be pressurized to (+ or ‐) 10 psig or as prescribed by the manufacturer and/or CAA 1990, Section 608 practices. Contractor to use either hot water (if available) or dry nitrogen where removal of the refrigerant charge is required: i. Responsibility for compliance with specific regulations (i.e. CAA 1990 Section 608 Prohibition Venting) shall reside with the contractor. The Contractor shall notify designated SMCPS personnel of abnormalities. d. Check and calibrate operating and safety controls. Contractor is to be responsible for replacement or deficient controls found. i. Controlsto include remotely mounted field controls, (i.e., chilled water flow or pressure differential switch). ii. Not included are specific remote interface controls associated with the SMCPS Central Control Monitoring System. e. Perform detailed inspection of the purge system(s) where applicable. To be included, as a minimum are: i. Purge compressor, as applicable ii. Purge drum iii. Condensing coils iv. Associated controls, (i.e., solenoids, floats, pressure controls, capillary tubes, and gauges). v. Vacuum pump, as applicable vi. Contractor to be responsible to, as a minimum, change associated purge compressor oil, refrigerant filters, and strainers annually as applicable. Contractor will also replace defective components found during inspection(s). f. Megoh meter check of wire insulation characteristics of compressor motors and oil pump motors to be annually. A legible copy of the annual readings to be submitted to designated SMCPS personnel.
