3.3.1 Systems anticipated to be commissioned on this project includes, but is not limited to: 3.3.1.1 Water Heaters 3.3.1.2 Boilers 3.3.1.3 Air Handling Units 3.3.1.4 Air Cooled Condensing Units 3.3.1.5 Air cooled Chillers 3.3.1.6 Pumps 3.3.1.7 Heat Exchanger 3.3.1.8 Air Separators 3.3.1.9 Air Devices 3.3.1.10 Ductless Split Systems 3.3.1.11 Fans 3.3.1.12 Unit Heaters 3.3.1.13 Lighting 3.3.1.14 Emergency Generator 3.3.1.15 Building Envelope 3.3.2 Prepare a Design Phase Commissioning Plan and conduct a Commissioning Kick-off meeting to be attended by the design team and the Owner. This meeting can be integrated into a regularly scheduled design meeting. This project will pursue LEED Silver Certification. 3.3.3 Meet with Harford County Public Schools (HCPS) and O&M staff responsible for the school to discuss any issues with respect to the equipment being designed (systems to be commissioned). 3.3.4 Develop a limited Owner’s Project Requirements (OPR) document based on discussions with HCPS. Include, at a minimum, information regarding training requirements, operations and maintenance practices, space temperature set points, and schedule zones and times. Also, incorporate information from the meeting with HCPS and Operations and Maintenance (O&M) staff that may be relevant to the design team. Distribute the OPR document to the design team. 3.3.5 Meet with the design team regarding the building envelope to develop required tests, requirements, and systems for inclusion in the specifications and trade scope documents. 3.3.6 Attend selected design team meetings. (Minimum 4 meetings). 3.3.7 Prepare a commissioning specification and provide it to the Architect/Engineer of Record prior to completion of the 65% Construction Documents (CDs). The specification may be one section, incorporated into Division 01 that details the responsibilities of all contractors, or separate sections, in addition to the Div 01 specification, that provides commissioning details as they relate to the trades. Divisions may include, but are not limited to Division 3, Division4, Division 6, Division 7, Division 8, Division 23, and Division 26. 3.3.8 Provide a review of the Design Development drawing package and provide comments that are appropriate to a design at that phase.
