Specifications include, but are not limited to: The Project includes the design, construction, and project management services to meet the program requirements of the City (Attachment A) and is subject to a Contract Cost Limitation (CCL) of one-hundred twenty thousand dollars ($120,000) which represents the total available budget to be paid to the successful proposer on the Project (excluding security and access controls) as indicated on Attachment B. The program (Attachment A) includes security and access control equipment. The cost for this equipment should not be included in the CCL. Provide a separate cost proposal as indicated on Attachment B. The operations of City Hall are critical and of utmost importance. Time is of the essence and the project must meet the scheduled completion date and the program requirements provided within this RFP. The Project will utilize an American Institute of Architects (AIA) A141 (2014 edition) Contract Document (with a completed AIA A141 Exhibit A and City addenda) between the City and the successful proposer (Design-Build Team). It is required that the AIA G-Series construction administration and project management forms be used throughout the term of the Project where practical. Proposers shall provide a proposed draft of the AIA A141 for consideration as part of the RFP submission. The City reserves the right to replace the AIA documents with a standard City agreement should it be in their best interest to do so.
