Specifications include, but are not limited to:General The total gross size of the Interim Southern Branch Library (hereinafter, “the facility”) is approximately nine thousand (9,000) gross square feet, more or less, including unoccupied areas. The facility is comprised primarily of office space, bathrooms, lobbies, conference rooms, and public space. The Contractor shall be responsible for cleaning the entire facility, excluding the mechanical and electrical rooms and any areas designated by the County Contract Administrator. It is the County’s expectation that the Contractor shall have sufficient staff to start work on or about ___________________2016. Contractor’s price shall be sufficient to pay all applicable federal and state withholdings, insurance including worker’s compensation insurance, and comply at a minimum, with the current and future known minimum wage rate. In addition to completing the proposal page, Contractor shall provide a cost breakdown detailing how the bid price was determined. The breakdown shall include number of employees, wage rates, cost of supplies, project cleaning, etc. Failure to include this breakdown with the bid may be cause to deem the bid nonresponsive and rejected. Work Included It is the intention of this ITB to obtain a Custodial Maintenance Program for the facility from a qualified contractor. Such services shall encompass furnishing adequate and appropriate labor, materials, supplies, equipment, and supervision for the performance of the projected work. The ultimate responsibility of the Contractor is to ensure the facility is uniformly clean, hygienic, orderly, and attractive, which shall reflect favorably upon the County and the Contractor. Variances in user traffic, facility renovation work, weather conditions, and other uncontrollable and unpredictable factors shall determine the actual frequency requirements necessary to maintain County standards. The County reserves the right to add similar items/services or delete items/services specified in the contract if requirements change during the course of the contract. Prices for items/services to be added to/deleted from the contract shall be mutually agreed to between the County and the Contractor. An amendment to the contract shall be issued for each addition/deletion. Custodial Service Performance Service shall be performed according to the Cleaning Activity Specifications in these specifications, except for County observed holidays. Contractor shall verify County observed holidays by contacting the Contract Administrator. County holidays include: New Year’s Day Columbus Day Martin Luther King Day Presidents Day Good Friday Veterans Day Memorial Day Thanksgiving Independence Day Day after Thanksgiving Labor Day Christmas Eve Christmas Day Routine nightly custodial services shall be performed and completed six (6) days per week, Monday through Saturday, 9:00 p.m. – 9:00 a.m. All exterior doors shall be locked at 9:00 p.m. daily.
