Specifications include, but are not limited to: Maintenance Responsibility will include, but not be limited to, facility components such as : a. Interior and exterior walls and appurtenances b. Wall coverings and trim c. Floors and floor coverings d. Ceiling systems e. Windows and doors/hardware excluding cores, panic bars, accessibility hardware/ energized openers, card readers and other security-specific items f. Plumbing fixtures/supply, sewage systems, drains, bibs, back-flow preventers Mechanical systems, except underground utilities g. All HVAC equipment and controls h. Building envelope and immediate grounds adjacencies i. Energy management equipment/systems j. Timers and clocks, battery replacement k. Panel boxes/tripped breakers l. Lamps and fixtures, light ballasts m. IDIQ repairs (Typically $50k-$100k contingency)
