Specifications include, but are not limited to: 2.3.1 Provide Annual BAS Inspection, Software Maintenance and Support Contract This is an annual fixed-fee maintenance contract for (2) two years with one (1) three (3) year option period. 2.3.2 Key Systems this contract will support 1) StruxureWare 2) Software: EcoStruxure 3) Building Operation 4) Web Station 3.1.1 5) Controls: Schneider Electric / Schneider Electric is the Parent Company of Eco Structure. 2.3.3 Access Control 1) Shall meet requirements defined in the Appendix 4 - Maryland IT Security Manual v1.2, Access Control Policy, and Procedures. Pages 116 – 134 2.3.4 Preventative Maintenance Monthly Reporting Requirements MDOT will call a monthly virtual meeting with the vendor for the purpose of reviewing all alarms with the vendor. All parties will review the master alarm log on a monthly basis. The purpose of the meeting is to identify and resolve alarms specific to controller failure, BAS software failure, and BAS network failure. Vendor will make recommendations on how to correct all alarms A. Annual on-site inspection of BAS system hardware, sensors, and devices to take place in July of each year. B. Vendor shall generate monthly electronic reports with a summary of anomalies for the Owner to review. The report will provide the following details. 1) Master Alarm Log Review 2) Overridden physical points, set points, or schedules 3) BAS specific software, controller hardware, or network alarms that could not be resolved by the Vendor. 4) BAS sensor(s) displaying no data or data out of range. (i.e., chilled water temperature sensor reading 197 deg. F). 2.3.5 Software and Security Updates A. Vendor shall conduct all installation of Software upgrades, security upgrades, and patches. Including but not limited to Web/ Virtual/ Server Software Updates. The updates shall include the following: 1) Installation of all patches and updates to all BAS software located on Owner’s servers and workstations 2) Normal patches and updates applied monthly 3) Critical Patches / Hot Fixes applied within 3 business days 4) Software version upgrades including licensing fees for any updates released during the contract period by software vendor. This cost shall be included in the proposal price
