Specifications include, but are not limited to: The interior renovation of a bath house including men’s toilet and changing areas, women’s toilet and changing areas, administrative area, ticketing area, life-guard area, as well as replacing indicated exterior walls, installing a new façade, and other Work indicated in the Contract Documents. The existing propane tanks, plumbing fixtures, domestic hot water re-circulation pump, and piping (propane, cold water, hot water, hot water re-circulation, sanitary and sanitary vent) shall be demolished and replaced with new. The instantaneous water heaters shall remain and be re-used. The roof storm water drainage system is existing to remain except where required to be reworked to accommodate changes in the building footprint. All plumbing fixtures installed under this contract shall be low flow. Condensate piping for the ductless split system air handling units shall be piped to discharge about the roof. The entire domestic water system (plumbing fixtures, piping, water heaters, etc.) shall be drainable to prevent freezing during the winter. The existing swimming pool equipment is existing to remain and shall not be modified under this contract. All existing roof mounted exhaust fans and ductwork serving the locker rooms and the areas between them shall be demolished. All mechanical equipment serving the pool room shall remain. New roof mounted supply air fans with filters, roof mounted exhaust fans, along with all required associated ductwork, air devices and controls, shall be provided to ventilate the lockers rooms. The core areas between the locker room shall be conditioned via a roof mounted, multi-port air, cooled condensing unit with three (3) ductless air handling units in the spaces. The core areas shall also receive outdoor air to meet code requirements from the supply fans.
