a. Within ten (10) working days after being awarded the Contract and each subsequent year within ten (10) working days of the anniversary date of the contracts’ award, the Contractor will perform a comprehensive inspection of all areas of the facilities covered within this Contract to determine if any pest infestations exist. b. The Contractor will provide the Superintendent with a written inspection report summarizing the results of the inspection, indicating the following information: 1. Facility, dates, and times of the inspection activities 2. Any locations where a pest infestation was determined to exist 3. The type of pests identified and severity of the infestation 4. Remedial action(s) the Contractor recommends to eradicate the pest/infestation 5. Schedule to perform the remedial action 6. Recommendations(s) to minimize chances of recurrent infestations c. The Contractor will maintain an ongoing logbook for each building indicating any infestations that have been detected and what exterminating activities have been performed. d. INTERIOR SERVICES to be performed as follows: 1. All mechanical rooms, corridors, offices, entrance ways, vestibules, stairwells, storage rooms, conference rooms, lounges, janitorial closets, elevators, vendor areas, restrooms, basement areas, sensitive areas of the kitchen and food prep areas and all other areas not specified shall be treated monthly. 2. All other areas not outlined above shall be treated on an as needed basis. e. EXTERIOR SERVICES to be performed as follows: 1. Exterior areas of buildings and grounds are to receive routine pesticide treatment applications once per quarter 2. Bait boxes for rodents shall be inspected monthly and bait replaced quarterly, or as needed and approved by the Building Manager. The number of bait boxes needed where they currently do not exist, as well as placement areas, will be determined by mutual agreement with the Building Manager and ultimately approved by the Superintendent or his/her designee.
