Specifications include, but are not limited to: The Contractor shall provide refrigeration and heating, ventilation, air-conditioning (HVAC) repairs and preventive maintenance when requested for the campus. The work will include maintenance to include the inspection,preventative maintenance, repair, programming and other tasks and services necessary to ensure safe, well maintained Mechanical/Refrigeration/HVAC systems providing quality air and temperature control for employees, students,and the public Contractor shall provide boiler maintenance, rooftop maintenance, exhaust fan maintenance, split system maintenance, pump maintenance, building automation system maintenance, fan coil units filter & belt inspection & replacement, and written reports provided to the University after each visit. Contractor shall provide qualified personnel 24 hours a day, 7 days per week for emergency and non-emergency calls requiring service.
