The successful Proposer shall provide approximately forty-five (45) labor hours per week at the Bangor City Hall. Proposal costs shall be based on a five (5)-day, two (2)-employee, twenty-two and a half (22.5) hours each, operation with services distributed throughout the evening hours (4:30 p.m. – 10:00 p.m.). The Proposer shall supply all that is required to maintain the building, except restroom supplies (i.e., hand soap, toilet tissue, paper towels, sanitary napkins, etc.), which shall be supplied by the City. A. The following equipment shall be provided: 1. Floor scrubber 2. High-speed floor buffer 3. Carpet extractor 4. Carpet spot extractor kit 5. Commercial upright vacuum with a HEPA filter 6. Wet / dry vacuum machine 7. Six (6) caution wet floor signs B. Daily tasks (all floors, hallways, common areas, and offices): 1. Wet mop all restroom floors using a disinfectant. 2. Thoroughly clean all restrooms and restroom fixtures, including mirrors, shelves, wash basins, toilets, urinals, partitions, and doors. All restroom equipment must be properly disinfected. Refill all soap, toilet tissue, seat covers, liners in sanitary napkin cans, and towel dispensers as required. 3. Clean all drinking fountains. 4. Thoroughly sweep or dry mop all tile floors and stairwells using the appropriate clean broom or dust mop. 5. Empty all trash receptacles. 6. Spot clean carpet as necessary. Any ravels shall be trimmed as soon as noticed and reported to the appropriate personnel. 7. Spot clean entrance door windows as necessary to remove smudges, marks, and fingerprints. 8. Wet mop entrance and exit vestibules, lobby, stairs, and heavily trafficked areas. C. Weekly tasks (all floors, hallways, common areas, and offices): 1. Damp mop all non-carpeted floor areas and spray buff using skid-proof finish. 2. Vacuum all carpets. 3. Spot wash interior partition glass and door glass to remove smudges, marks, and fingerprints from walls, equipment, doors, partitions, light switches, etc., within reach. 4. Using a damp-treated cloth, wipe all flat surfaces, including but not limited to file cabinets, tables, stands, etc. D. Monthly tasks (all floors, hallways, common areas, and offices): 1. Wash all staircase landings and treads. 2. High dust all horizontal and vertical surfaces not reached in daily cleaning, such as pipes, light fixtures, doorframes, picture frames, wall hangings, etc. 3. Sweep, dust, and mop storage areas. 4. Damp clean windowsills. E. Quarterly tasks (all floors, hallways, common areas, and offices): 1. Clean all registers, heating and cooling ventilators, tops of partitions, and exposed pipes for removal of dust and cobwebs. 2. Thoroughly wash and clean all windows, including frames and mullions. F. Annual tasks (all floors, hallways, common areas, and offices): 1. Wash and thoroughly clean all light fixtures, vents, and grills. Cleaning shall include all internal and external surfaces of the fixture as well as the surrounding wall or ceiling areas. 2. Thoroughly strip all non-carpeted floors and apply two (2) thin coats of sealer and two (2) thin coats of floor finish. This task shall be accomplished by moving all furniture and equipment from the area to be cleaned. 3. Thoroughly shampoo all carpets. Shampooing may be required on a more frequent basis in heavy-traffic areas.
