Specifications include, but are not limited to: This project consists of renovations to the 27th floor observation deck level of the State Capitol Building, a portion of the 28th floor, and the transitional elevator lobby at the 24th floor. The general scope of work includes demolition of existing interior partitions, finishes, and associated MEP, and constructing new interior spaces, with interior finishes, structural, mechanical, electrical power and lighting, sprinkler, fire alarm and security system modifications as required. The work includes design and coordination of areas for the display of cultural museum exhibits, possibly related to State Capitol Building history, although the design and production of the exhibits themselves are not included in the scope of the project. The State Capitol Building will remain in full operation during design and construction of this project, with construction scheduled for minimal impact on the occupants. The observation deck will be closed during the construction phases of the work. Asbestos containing items are present in the work area and will require abatement to accomplish the project. The Designers contract includes asbestos and lead confirmation testing, abatement design, as well as air monitoring, and the oversight of abatement and air monitoring during construction. The Designers fee has been adjusted to account for these services. Air monitoring will be a reimbursable expense. The actual abatement will be under the General Contractors scope. Design services and fees are based on and limited to Program Completion through Construction Document Approval phase (60%). At the Owners option, the contract may be amended to include additional phases with the corresponding fee adjustment.
