Specifications include, but are not limited to: Louisville Metro Government (LMG) is seeking proposals from a private developer or entity with the capacity and demonstrated experience to handle all aspects of the development process, including: planning, design, structuring of financial resources, environmental remediation, construction, and historic rehabilitation. The entity must use the Site itself or provide leasing and ongoing management for the tenants who will occupy the Site. The Site occupies approximately 9.69 acres. Four structures are located on the site: the historic Baptist hospital, the former LMPD/ HUD office building, and two auxiliary structures. At minimum, LMG will require any development plan for the Site to include: A. A mixed-use development compatible with the surrounding neighborhoods; B. One or more green certified (LEED or similar) buildings, new construction and/ or adaptive reuse; C. A detailed plan for the treatment of the Baptist Hospital building;
