This project (Betty White Building Renovation) consists of (funds permitting) the complete renovation of the existing structure. The scope of the project includes necessary exterior and interior renovations to the Betty White Building located on Kentucky State University’s campus. The building is approximately 10,400 gross square feet and was constructed in the early 1970s. Originally named the Student Infirmary Building, it later served as the home of Kentucky State University’s School of Nursing, providing training space, classrooms, offices and student study areas. The School of Nursing recently relocated to another building and the Betty White Building now stands vacant and ready for renovations. Specifications include, but are not limited to: Scope of Work and Project Summary/Requirements A. Roof Replacement – Remove existing roofing system in its entirety, including insulation, roofing accessories, roofing trim, roof drains, skylights, and abandoned equipment to existing concrete deck. Install complete SBS Modified Bitumen roofing system including, but not limited to, metal trim, fascia, insulation, roof drains, and miscellaneous roofing materials. Infill skylight openings with appropriate material and cover with the new roofing system. Provide all required flashing, curbs, and other waterproofing requirements as needed. The new roofing system must slope as required by code for proper drainage. Roofing is to receive a manufacturer’s no-dollar limit, 20-year, fullsystem warranty. B. Window and Door Replacement – Remove existing aluminum windows, storefronts, and glazing in their entirety. Replace with new aluminum storefront, insulated glazing, and aluminum doors. Replace any deteriorated blocking that cannot be reused with new wood blocking. All new windows are to be fixed, non-operable. D/B will be responsible for providing new sill and trim components as required for the new window installation and to coordinate those details with the existing masonry openings. Air barriers, caulking, blocking, and flashing as required to achieve leak-proof windows is required. Windows must meet or exceed IECC 2012. C. Exterior Door Hardware – All exterior doors are to be replaced in their entirety as a part of the new storefront entry system. Hardware must be coordinated with KSU. D. Soffit Repair – Remove existing exterior gypsum board soffits and insulation in its entirety. Repair, replace and reinsulate exposed piping and mechanical equipment as necessary. Provide freeze protection on all piping to remain within the exterior soffit upon completion of the project. Refer to MEP scope descriptions for additional information. Install a new insulated metal panel soffit system. Provide access panels as required for maintenance of piping to remain above soffit.
