Louisville Metro Government is requesting proposals from qualified and experienced Construction Manager at Risk (CMAR) firms for both pre-construction phase services and construction phase services for the Belvedere Renovation Project. The project consists of the renovation and reconfiguration of the Louisville Belvedere, and urban park located at 100 Place Montpelier in downtown Louisville. The site is approximately 5.5 acres, and was originally constructed in the early 1970’s. It consists of a four-level parking garage with 1,925 spaces and a rooftop park. Adjacent and connected to the park is an elevated platform above federal interstate highway I- 64, providing an overlook of the Ohio River and the Falls of the Ohio. Anticipated construction work generally includes – deep foundations; site utilities & sitework; significant landscaping and hardscape; cast-in-place concrete; geofoam fill; structural steel; deck waterproofing systems; exterior wall construction inclusive of curtainwall systems and commercial-grade exterior finishes; interior finishes; Commercial grade mechanical, electrical, plumbing and fire protection systems.
