Specifications include, but are not limited to: Replace existing Alerton Envision for BACtalk with Tridium Niagara software on a “County” provided PC/Server with web based interface to the existing Alerton Control system. Replacement of remaining pneumatic HVAC control devices, including damper operators, VAV box controls and pneumatic valves as necessary to eliminate need for compressed air operations and providing new electronic/digital operators and controls in their place. New control system communications protocol shall be BACnet over MSTP or IP. The new system shall be capable of providing time of day scheduling for all equipment. The new system shall be capable of remote access via IP. The new system shall be capable of providing trending and alarming of any point. Alarms will be set up to e-mail/text alarm messages to designated County personnel. Connection of new system to existing County provided local area network. (Work coordinated with County Information technology Department). New system access via PC on network, provided user has correct username and password. Provide both equipment and floor plan graphics for the new system. Provide controls to all Variable Frequency Drive motors in all locations. New software to be licensed to integrate existing Alerton controls as necessary with sufficient room to allow for expansion of new devices. Testing of all existing Alerton controls. Should any existing Alterton controller fail testing, that controller/location shall be noted by the Contractor who shall provide a cost estimate for replacement with a new BACnet DDC controller fully integrated into the new system. Full software maintenance shall be provided for (5) years with free software updates provided during this time period.
