Specifications include, but are not limited to: 1. Administrative: a. Contractor will report directly to the KCATA’s Facilities department. The management fee will be budgeted for the coordination and supervision for all maintenance work for all properties. Currently, this fee does not include payments for utilities or security services. b. Contractor will enter into and supervise all contracts for routine maintenance and daily cleanup, non-warranty repairs, snow removal and other such services. Contractor will review, approve and pay all invoices from contractor’s subcontractors and transmit the invoices and approvals to KCATA for review and reimbursement. c. Contractor will be the first point of contact for the lessee of the childcare facility at the Metro Center located at 39th & Troost, resolving routine tenant issues and concerns, and coordinating with the KCATA as appropriate. A detailed report of the operation of the property and all bills will be sent to the KCATA’s Facilities Department on a monthly basis. Contractor will provide monthly and annual reporting/accounting system for management reporting, expense tracking and analysis. d. In the event operations of the properties require specifications different from those services detailed herein, the KCATA and contractor will mutually agree on the need for services and cost(s) associated with those services. 2. Lawn Maintenance & Landscaping Services: a. The contractor shall perform the following specified services throughout the entire premises, including, but not limited to, grass cutting, lawn maintenance, tree and shrub maintenance and upkeep, landscape beds upkeep (including mulching twice a year), sprinkler system management and upkeep. b. The contractor will provide quality lawn and landscape maintenance customarily provided at retail parking lots. c. Contractor shall schedule mowing and maintenance/upkeep on prearranged, as needed and on call if needed basis, whichever, is appropriate for the season. d. Contractor will be required to respond when necessary to emergency situations 24 hours a day, 7 days a week. e. Contractor should maintain an accurate sprinkler schedule which functions properly, cut grass as needed, maintain planting beds, trees, and shrubs to maintain the appearance similar to a retail parking lot. Sprinklers shall be serviced and adjusted as needed for weather conditions and optimal plant maintenance, as well as, turn on service in the spring and shut down service in the fall.
