Specifications include, but are not limited to: • Must be located within 30-mile radius of service locations • Must have 24hr, 365 day a year emergency response. Includes customer ability to schedule work orders electronically or by phone. • Contractor must provide quarterly preventive maintenance on the equipment in the Kansas Department of Agriculture’s Headquarters and Laboratory locations (see attached lists) • Contractor must have a minimum of 10 years of commercial heating, cooling, and plumbing services experience • All workmanship shall conform to the best practice in the trade and be performed by skilled and properly licensed labor in the field and comply with all federal, state and municipal laws and regulations. • The Contractor shall call the Authorized Representative to schedule any routine service • Upon receiving a service call from the Authorized Representative, the Contractor shall respond within one (1) hour and commence work within two (2) hours for emergency services and within two (2) (normal work) days for routine services. • Unless the Kansas Department of Agriculture chooses to supply materials and/or equipment, the Contractor shall purchase and supply all needed materials. • The Contractor can subcontract as needed but all billing must flow thru the Contractor. • The Contractor shall protect all walls, floors, ceiling, and furniture from any damage. Damage to any building or area caused by the Contractor shall be repaired or replaced at the Contractor's expense. • Replaced parts may be left on site for inspection at the request of the Kansas Department of Agriculture Authorized Representative. • Report all malfunctions or potential problems to the Kansas Department of Agriculture Authorized Representative in writing within ten (10) business days of finding, or immediately if considered as an emergency. • Provide the Authorized Representative with a detailed written proposal including cost of any action needed. • Where and when requested, repair all issues and/or otherwise repair or replace any fixtures and associated equipment for proper operation, repair and other deficiencies, and report any problems or malfunctions to the Authorized Representative in writing within ten (10) business days. • Within twenty- four (24) hours of completing the service, the Contractor shall notify the Authorized Representative that the work has been completed. • All work shall be done between 8:00 am and 5:00 pm Monday through Friday, excluding legal holidays, unless authorized by the Authorized Representative. • All materials shall be new and of satisfactory quality.
