The selected real estate agency will provide services including, but not limited to: 1. Market Research & Advisory ● Provide ongoing consultation regarding activity in the Derby, KS commercial, industrial, and land markets. ● Advise the District on timing, opportunities, risks, and long-term trends. 2. Property Identification & Evaluation ● Identify available and potential off-market sites that may meet District needs. ● Provide comparative property analyses including zoning, utilities, pricing, proximity, and development constraints. 3. Representation & Negotiation ● Represent the District’s interests in: ○ Site tours ○ Preliminary evaluations ○ Purchase negotiations ○ Coordination with legal counsel, city/county officials, and third-party professionals 4. Documentation & Coordination ● Assist with Letters of Intent (LOIs), due diligence schedules, and contract-related negotiations. 5. Collaboration ● Support discussions with community partners, commercial brokers, developers, and city/county planning departments. 6.
