Specifications include, but are not limited to: 1.3.1The contract for this work will be a modified ConsensusDoc 803. See link on cover page for a sample contract.1.3.2All design disciplines necessary to complete the scope of work.1.3.3Attend design kick-off meeting onsite to discuss desired outcome of the project with the Owner, Construction Manager, and Owner’s maintenance staff. 1.3.4Use of the State of Iowa‘s construction management software program for uploading all documents, submitting and approving pay apps, and construction administration. The cost for the use of the software is paid by the Owner. 1.3.5Design services for the construction scope includes but not limited to architectural, building code evaluation, mechanical, plumbing, electrical, data raceways, access controls, life safety, and construction phasing plans. Finishes to include tile, new ceilings, new light fixtures, carpet, VWB, paint, doors and hardware. 1.3.6Electrical engineer will need to meet with voice/data staff of the state to help coordinate specifications and scope related to those items. DAS will have ICN install voice and data services.1.3.7DAS’s space management staff will manage and design the office furniture layout and products. Design firm will design to a furniture block layout and coordinate with the furniture planner for the design of furniture needs. 1.3.8Original construction drawings of the building will be made available as PDF drawings to the successful design firm. CAD files of the new proposed layout will also be available to successful design firm. The successful design firm will need to field verify the accuracy.1.3.9There are raceways in the floor for power and data needs to the office furniture. These are shown as a layer in the CAD drawings.1.3.10Field examination of the existing buildings.
