Specifications include, but are not limited to: 2.1 The property is a two‐story building with approximately 27,628 square feet. A private company hasleased space of approximately 6,880 square feet on the second floor as well as 1,000 square feet ofstorage space in the lower level. The private company offices are NOT included in the property management services. 2.2 The remainder of the building is currently vacant. The City will remodel this space in the future. 2.3 Property Manager shall provide the following services, to include, but not be limited to: Act as point of contact with lessee Maintain general building and common area maintenance, including janitorial, stairwells, vacuuming, etc.) Water/sewer, gas, HVAC maintenance and repairs Ensure routine maintenance on facility equipment is completed on a regular basis (elevator, HVAC, fire alarm system etc.), which includes annual system testing on the fire panel and sprinkler systems, monthly fire extinguisher checks and backflow testing Be the point of contact on the fire alarm system Roof, exterior walls, foundation Sewer, plumbing, heating, wiring, air conditioning maintenance Electrical system maintenance Windows and window glass washing Provide security services, including badging system Dumpster and garbage pick‐up Snow removal on sidewalks around the building Any other property related repairs and maintenance 2.4 Property Manager must have a minimum of five years’ experience for managing similar‐sized properties. 2.5 Property Manager shall be available during normal business hours of 8 am‐5 pm, Monday through Friday. 2.6 Property Manager must have a constantly monitored 24‐hour a day phone number(s) to contact for service and be on call 24 hours per day, 7 days a week. Some work may occur in the evening or weekends. No additional compensation will be provided during these instances (i.e., overtime).
