The work to be performed consists of phased demolition and removal portions of existing exterior and interior roof, structure and masonry partitions, ceilings, casework and finishes. Select doors, windows and associated hardware will be salvaged for reinstallation. New construction includes drilled caisson and grade beam foundations, concrete masonry exterior and interior partitions, steel structure installation and revisions, new steel deck and TPO roof and exterior insulated metal panel. Interior work includes installation of security doors, exterior coiling doors, metal security ceilings, painting masonry, casework and detention specialties. Mechanical, electrical and plumbing work includes revised domestic and waste water both above and below slab, revised heating and cooling distribution and controls, revised fire protection, revised electrical, fire alarm and access controls. B. The work of this project is to be completed in (2) two phases, ensuring continuous operation of the facility throughout construction. The area of renovation is the mission critical booking facility and will require continuous 24/7 access and operation. Prior to demolition work, miscellaneous electrical and casework renovation will be required to support temporary operations. Phase I work will involve demolition and reconstruction of the majority of the work with temporary partitions between work area and operations areas. At the completion of the first phase, a fully functioning booking and holding area will be complete and ready for occupancy. Phase 2 will complete the work in areas that remained operational during Phase 1. Exterior insulated panel installation will take place over an area extending beyond the addition area of work and can take place during either Phase of construction. C. Contract Type: Single Prime Contract. General Contractor shall use Johnson Controls for Fire Alarm and Access Control and CS Controls for HVAC controls.
