Specifications include, but are not limited to: The Department of Residence is seeking proposals for elevator permit inspections and as needed consulting services The company performing the elevator (permit) inspections cannot be the company providing the monthly elevator maintenance to allow for separation of duties. There are 64 elevators/chairlift at various Department of Residence (DoR) locations at Iowa State University. Company will provide both permit Inspections/Audit services and consulting services for freight & passenger elevators and one chair lift. See Attachment #1 for a list of the elevators/chair lift. The selected Company shall provide one (1) State Certification Permit Inspection and 1 Maintenance Audit in December (winter break) and June of each year on the Department of Residence (DoR) elevators according to the Schedule provided by DoR. The Maintenance Audit report will consist of all items inspected during the typical State Certification Inspection plus the following: a.Review the elevator machine room equipment to determine the level of preventive maintenance and operational quality. Audit to include but not limited to the following: the hoist machine, power unit, power conversion unit, governor, access, head room lighting, receptacles, machine enclosure space, ventilation, fire suppression, pipes wiring, ducts. guarding of equipment, number/labeling, disconnection means, controller wiring/fuses/grounding, static control, overhead beam, machines and machine brakes, motor-generators, regenerated power, alternating current (AC) drives, sheaves, rope fastening, terminal stopping devices slack rope devices governor, safeties, data plate and over all machine room conditions will be checked for proper operation, quality of housekeeping, level of lubrication and state of repair. Hydralic elevators Hydraulic elevators require inspection of their unique additional equipment and systems such as: heating, hydraulic power unit, relief valves, control valve, tanks, flexible hoses/fittings, supply line, shutoff valve, hydraulic cylinder, fluid loss record, pressure switch, data plate, governor, recycling operation
