The State of Iowa is seeking professional design services for the interior renovation of the building located at 150 Des Moines Street, Des Moines, IA 50309. Specifications include, but are not limited to: Design services shall include: 1.3.1 The contract for this work will be a modified ConsensusDoc 803. See link on cover page for a sample contract. 1.3.2 All design disciplines necessary to complete the scope of work. 1.3.3 Attend design kick-off meeting onsite to discuss desired outcome of the project with the Owner, Construction Manager, and Owner’s maintenance staff. 1.3.4 Use of the State of Iowa’s construction management software program for uploading all documents, submitting and approving pay apps, and construction administration. The cost for the use of the software is paid by the Owner. 1.3.5 The following design services will be needed: 1.3.5.1 Creation of construction drawings and specifications indicating the interior renovations for the building. The requested upgrades consist of, but are not limited to: 1.3.5.1.1 New 2’ x 4’ LED lighting in select areas, painting all walls, minor drywall touchups where needed, new carpet & VCT, replacing all fire alarm horn strobes, selective demolition, (1) interior window, construction of new walls, new card readers, (12) new rooms for parole visits, HVAC modifications, new interior doors, electrical and data in newly constructed walls, new magnetic locks at the existing lobby entrances, new restroom construction, sound masking for the open office, new base and upper cabinets, and new countertops. 1.3.5.1.2 The building does not currently have an automatic fire suppression system. Scope to include the Evaluation of code requirements for fire sprinkler system needs 1.3.5.1.3 Clarifications: 1.3.5.1.3.1 Verify that any new devices will comply with the existing fire alarm devices 1.3.5.1.3.2 Assume the existing fire alarm panel does not need a replacement.
