Specific brokerage services shall include the following: • Perform market and valuation analyses for specific sites to be determined by the City within the 1st Ave East Corridor. • Assist with identifying target properties based on criteria to be determined by City staff and conduct full due diligence necessary for the purchase or sale of property. • Coordinate all aspects of site evaluation such as building inspections, title searches, property appraisals, engineering studies and environmental site testing, obtain proof of zoning clearance, etc. • Help determine highest and best use and create effective strategies for site acquisition. • Initiate offers to sellers and advise the City and its representatives with respect to the offer and negotiations. • Develop marketing materials (electronic and/or hard copy) to advertise sites; distribute the materials to potential buyers, and potential recruitment of developers and/or end users for site specific opportunities. • Assist City staff in public sector efforts to raise awareness and visibility of site opportunities through marketing communications and participate in site tours as needed. • Provide marketing and broker services for any properties in the project area that are subject to a public disposition process and sale. • Analyze offers from potential buyers and advise City and its representatives with respect to offers and negotiations. • Handle all other customary activities and brokerage services associated with real estate transactions. • Represent the City in any and all property negotiations from the time of offer until closing. • Coordinate real estate transaction closings • Provide the City Economic & Development Services Director with monthly activity reports.
