17.3.1. The specifications listed below are a description of the property that is available for lease from Indy Parks. 17.3.2. Property: 902 E 64th St, Indianapolis, IN 46220 2,437 Sq. Ft. facility. 17.3.3. Approximate area of the land is outlined in the map on the arial photo listed at the end of this section. 17.3.4. Utilities: Municipal utilities have adequate capacities to facilitate the subject sites. Vendor is responsible for all utility connections and monthly utility fees. Utilities are not limited to electric, gas, water, storm water, WiFi and annual storm water. Both facilities have city water. The Vendor shall maintain, repair and or replace all utilities and equipment at the premises, including, but not limited to, drains, sewer pipes, air conditioning, plumbing and electrical lines, outlets, meters to monitor utility usage, except as otherwise set forth herein or as maintained by the electric, gas and water utilities companies, and kitchen equipment. Further, the Contractor shall be responsible for maintenance, repair and restoration of its property within all utility easement. City may at anytime with property notice inspect areas to ensure compliance. 17.3.5. Taxes: Vendor is responsible for property taxes. 17.3.6. Alarm Services: Vendor is required at its own expense to have an alarm system installed with 24/7 monitoring. 17.3.7. Maintenance: Vendor is responsible for all maintenance to the facility which shall include, but not limited to, all repairs and replacement of heating and cooling equipment, roof, windows, structure, flooring, flooring plumbing, electrical, lights, cleaning, replacement and upkeep of all furniture and fixtures, kitchen equipment, painting exterior and interior of the buildings, replacement of carpeting, mowing and landscaping, trash removal, snow removal, fences, parking lot. 17.3.8. Indy Parks is not responsible for any maintenance of the facilities, grounds, or parking lots. 17.3.9. Improvements: Vendor is responsible for any costs that are reasonable and necessary to maintain the Premises and Facilities, at least, their condition as of the execution date. In the event that a necessary improvement is installed and or constructed, the Vendor shall be responsible for any costs that are reasonable and necessary to maintain the Premises and Facilities in, at least, its condition as of the installation or construction date. All Capital Improvements should be presents as part of this proposal. Plans shall be submitted to the City and reviewed.
