Specifications include, but are not limited to: The Vendor shall provide all labor, equipment, tools, and supplies/materials required to inspect, test, repair, and maintain the fire sprinkler systems located in fifty-four (54) buildings: one (1) A (administration) building, five (5) C (Unit Office) buildings, and forty-eight (48) D (residences) buildings at the Kiley Center. This service will be provided by in accordance with National Fire Protection Association (NFPA) standards, Occupational Safety and Health Administration (OSHA) requirements and all relevant State of Illinois building codes. The Vendor shall provide technicians qualified to provide testing, repair and maintenance services. Refer to Section 1.4.1 for qualifications. The Vendor shall provide supplies/materials which are UL (Underwriters Laboratories) approved. The Center’s fire sprinkler system includes, but is not limited to, two (2) wet pipe sprinkler systems, fifteen (15) dry pipe sprinkler systems and all associated apparatus. These systems also include piping control valves, regulating valves, alarms, sprinkler heads, gauges, check valves, strainers and pipe hangers, and hydraulic name-plate date. Equipment covered under this contract may increase and/or decrease during the contract term at the request of the Center. The Vendor agrees to provide service(s) to any additional devices added during the contract term. Services shall include, but not be limited to, 5-year obstruction testing, 5-year gauge calibration/replacement testing, 3-year full-flow trip testing, annual trip testing (two (2) wet and fifteen (15) dry systems), and quarterly inspections (two (2) wet and fifteen (15) dry systems), testing, and maintenance as necessary of the fire sprinkler system alarms, control equipment, signal initiating devices, indicator lamps and circuitry. All inspections, testing, repairs, and maintenance shall be completed in accordance with NFPA 13 and 25 and manufacturer’s recommendations. When due, the annual inspection and testing of the sprinkler system shall be conducted in lieu of the quarterly inspection. When due, the 3-year full-flow trip testing and inspection of the sprinkler system shall be conducted in lieu of the annual and quarterly inspection. All minor deficiencies are to be corrected and/or repaired during or at the completion of inspection and testing. All inspection and test reports are required to conform to current NFPA 13 and 25 and Life Safety Code standards for fire alarm/sprinkler systems. The Vendor shall provide a copy of all inspection/testing reports to the Center. All services are to be scheduled and completed during normal business hours of 7:00am – 3:30pm, Monday through Friday less State scheduled holidays. Services may be scheduled and performed outside of normal business hours with prior approval from the Chief Engineer or designee. The Vendor shall be available on a twenty-four (24) hour per day basis, weekends and holidays included, for emergency services. The Vendor shall provide the Center with a 24-hour per day telephone number or with the telephone numbers of available employees according to time available and/or calling order.
