Specifications include, but are not limited to: 3.1 Type of property to be leased: The leased space shall consist of Professional Class B office space, classroom and warehouse located within an area bounded by O’Hare International Airport on the north, the intersection of Interstate 80 and Interstate Highway 57 on the south, within five (5) miles of Interstate 294 on the east and Route 83 on the west side. The entire area is located in Cook County, Illinois 3.3.1 Term: A ten-year term beginning with the right to terminate after the fifth and seventh years of the lease term. 3.3.2 Proposed Lease: The lease rate shall be quoted as a gross amount and shall include all tenant costs, including, but not limited to, janitorial service, janitorial supplies, any CAM (common area maintenance) charges, maintenance, repairs, and other services. Utilities may be a separate charge if building is separately metered otherwise the utility charge can be included in the lease rate. Where separate, an estimate of utilities shall be provided. All cost to tenant must be fully disclosed. 3.3.3 Tenant Improvements: to the extent that tenant improvements are required to the demised premises or common areas, the Lessor, at the Lessor’s expense, shall perform such construction. The Lessor may submit the tenant improvement costs in whole or in part as “additional rent” in the proposal or as a part of the base rent. Prior to the award, the Lessor shall be required to provide a floor plan test fit that will require University approval as a part of the lease process. The level of tenant improvements required at the expense of the University and relocation costs if any will be factors in the selection of space. 3.3.4 Tenant Allowances and Incentives: To the extent the Lessor is willing to provide a tenant improvement allowance, such allowance shall be specifically identified in the proposal. To the extent the Lessor is willing to provide a rent abatement such abatement shall be specifically detailed. To the extent the Lessor is willing to provide a relocation allowance such allowance shall be specifically detailed.
