Specifications include, but are not limited to: The bidder shall submit a project plan using the design standards below that is in compliance with all applicable IDHA, EPA, and State of Illinois regulations as well as all local building and zoning codes. The plan must include a clear project timeline and budget with line item costs. The contractor shall act as the general contractor for the project using subcontractors as required. Subcontractors that will be required should be clearly identified in the project plan. Remove existing shingles down to sheathing. Inspector for damaged or rotted roof sheathing, replace as needed. Install ice and snow guard around the lower perimeter of lower roof and in the valleys per code. Install approved water barrier over the rest of the roof. Install 30-yr architectural shingles with the homeowner’s color of choice from a standard color selection. Install a shingle over ridge vent, cutting back the ridge for proper venation per manufactures instructions. New plumbing flashing boots on existing penetrations. Chimney bricks and mortar appears to be in good condition however it will need new flashing and counter flashed. Once the roof is been completed all the gutters need to be cleaned out from any debris. Alternative specifications shall be considered only if they are clearly justified, cost effective, and meet all project objectives. The contractor shall have 30 days to complete the work from the date of contract signing. Change work orders over the course of the project are strongly discouraged.
