Specifications include, but are not limited to: a. Location The property should be located within 0.50 miles of 102 N. Neil Street, Champaign, Illinois, with a preference for locations within 0.25 miles.; b. Space Space must be available for immediate lease. Approximately 10,000 to 12,000 square feet of usable office space. The office space will be ultimately configured to provide space for at least 35 employees and accommodates meeting space. Must comply with the Americans with Disabilities Act (ADA) requirements. The space should be able to meet City needs, such as number of offices needed, availability of conference space, etc. Preference will be provided to lessors that will manage the architectural buildout of office space to suit City needs. Preference will also be given for properties that provide for a storefront entrance that makes it clear to the public that this is the entrance into a City facility.; c. Parking The lease shall provide for access to approximately 10 off-street parking spaces with immediate proximity to the leased office space during the hours of 8:00 am to 5:00 pm. In addition, office space with proximity to additional available parking (either a City owned parking lot or a parking lot with availability for the City to lease additional parking) within a 0.25 mile will be given preference.; e. Initiation of Occupancy The selected lease property should be able to be execute a lease within 30 days of being selected and a strong preference will be given to lessors who can commit to having the property move in ready, in accordance with City needs, 90 days after a lease is executed.; f. Maintenance of Property The lessor must provide all exterior and interior structural and mechanical maintenance of the property, maintain all exterior landscaping and provide for all maintenance, cleaning and landscaping of the common areas. It is anticipated that cleaning of the City leased office space will not be provided as part of the lease,; g. Availability of Internet The selected lease property should have accessibility to the i3 Broadband (UC2B) high-speed fiber network.
