The scope of work provides for removing and replacing approximately 50,000 square feet of roofing and all attendant accessories, including, but not limited to the following: -Work will include the complete removal of the existing 50-year-old rock-ballasted membrane roofing system, including the insulation, backing board, ballast, and associated crickets. -Remediation of any hazardous materials, including potential asbestos, in the existing roofing system. -Structural repairs to the exterior top surface and interior underside of the concrete roof deck, addressing any exposed spalling, cracks, or corrosion of reinforcing steel to restore the deck's structural integrity. -Install a new insulated membrane roofing system that meets or exceeds current energy efficiency standards, including new roof drains, drain bowls, strainers, and leaders, and replace or adjust any deteriorated piping to improve overall drainage, -Repair, tuckpoint, seal, and waterproof all necessary joints on all masonry along the roof perimeter and on rooftop masonry structures above the lowest roof elevation. -Installation of new flashings around all rooftop penetrations, including those for mechanical equipment, plumbing, and electrical conduits. -Replacement or refurbish mechanical curbs, install new pipe boots, seal all conduit penetrations, and add walkways and roof protection pads to support ongoing roof access and maintenance. -Replace existing skylights with new energy-efficient skylights to include any required structural reinforcement, new or modified curbs, flashing, and proper sealing to complete the installation.
