D.2.5.1.1. Proposed leasing terms must include provisions for the following services and utilities (where applicable): D.2.5.1.1.1. Necessary fixtures for heating, cooling, water, electricity and all maintenance and repairs D.2.5.1.1.2. Installation and maintenance of an adequate ventilation system to maintain air exchange levels in conformance with all applicable codes. D.2.5.1.1.3. Elevator service. D.2.5.1.1.4. Operation, maintenance and monitoring of life safety systems including fire alarms. D.2.5.1.1.5. Maintenance of and service to all Common Area Facilities, which shall include cleaning, HVAC, electrical current and illumination, repairs, replacement, and trash disposal. D.2.5.1.1.6. All maintenance and repairs not caused by the Lessee's negligence. D.2.5.1.2. Proposed leasing terms may include provisions for the following services and utilities: D.2.5.1.2.1. HVAC Power as required to supply heating, cooling and ventilation to maintain leased premises at or below 78 degrees Fahrenheit during cooling season and at or above 68 degrees Fahrenheit during heating season. D.2.5.1.2.2. Non – HVAC Power as required by Lessee for all necessary fixtures and equipment. D.2.5.1.2.3. Lamps, ballasts, and all necessary replacement and repair expenses related to such lighting. D.2.5.1.2.4. Hot and cold potable water and sewer service as required by Lessee. D.2.5.1.2.5. Cleaning service to keep leased premises clean, healthful, and sightly, to include the provision of all required commodities, including but not limited to paper products. D.2.5.1.2.6. Scavenger service to keep leased premises clean, healthful, and sightly. D.2.5.1.2.7. Integrated Pest Management Services to ensure leased premises are pest and rodent free. D.2.5.1.2.8. Service and maintenance of fire extinguishers and life safety systems. D.2.5.1.2.9. Snow and ice removal for sidewalks and parking areas. D.2.5.1.2.10. Maintenance of lawn and shrubs. D.2.5.1.2.11. Parking and maintenance of parking areas to meet or exceed the needs of the Using Agency. D.2.5.1.2.12. Operation, maintenance and monitoring of security systems.
