Specifications include, but are not limited to: Operate the Property in accordance with applicable regulations as dictated by funding sources/programs to achieve and sustain compliance according to Federal and State compliance requirements and regulations associated with the specific funding for the Property. Develop and maintain a management plan that details on-site and off-site tasks, personnel, and respective roles/responsibilities. Provide market intel to IHDA as far as comps, occupancy rates, and market conditions that may impact the Property. Process applications, leases, amendments, renewals, and cancellations with existing and future applicants/tenants in accordance with strong understanding of Federal and State compliance requirements and regulations. Ensure that tenants follow terms and conditions of their lease, and proactively and timely address any tenant issues. Enforce reasonable rules and regulations of the building(s). Collect, deposit, and manage rent receipts according to Federal and State compliance requirements and regulations. Handle accounts payable and receivable in a complete, accurate, and timely manner. Conduct inspections to evaluate building/unit conditions. Ensure that building and units are well maintained and provide decent, safe, and sanitary conditions for occupancy according to Federal and State compliance requirements and regulations. Perform minor repairs to occupied or vacant property including heating, plumbing, electrical, glass replacement, preventative maintenance, and general maintenance such as pest control, grass cutting and snow removal (including creation/maintenance of stable pool of qualified contractors) For common areas which are shared by multiple tenants, the scope may be increased to include janitorial services for the common areas, refuse removal, and exterior maintenance, and landscaping. Advise the Authority of extensive repairs or conditions that pose a threat to health or safety. Obtain pre-approval from the Authority of contracts that exceed $35,000. Plan ahead to keep critical capital improvements on track and limit unexpected costs. Provide 24-hour service to respond to emergency situations.
