The land to be leased is 12.91+ acres of District real estate located north of the Main Channel between Central and Laramie Avenues in Stickney, Illinois; Main Channel Parcel 39.02. The leasehold is vacant and unimproved except for limestone block walls and concrete pads. Sewer and electrical utilities are available. The leasehold may be accessed from Central Avenue by traversing a portion of Edmier Road, a private roadway owned by the District. A portion of Edmier Road shall be available for use by lessee during the duration of the lease for ingress and egress purposes by means of a nonexclusive easement in favor of lessee. Lessee shall be responsible for maintaining that portion of Edmier Road based on its proportionate shared use.
