Specifications include, but are not limited to: The Contractor (Property Manager) must perform all the necessary services and provide all supplies required by and pre-approved by the Department of Fleet and Facility Management and the Chicago Public Library including, but not limited to, the maintenance, coordination and operation of all building, life safety systems, custodial, security services, and trade services, for the facility. The property management firm must perform the following services: 1. Management and maintenance of all building and life safety systems according to OSHA industry standards for a building of this size, capacity, location and traffic orientation. 2. Provide an on-site technician for maintenance and repair of the Building Automation System, including all controllers, sensors and controlled devices. Provide all necessary services for custodial, security, and building engineering coverage 365 days a year. Property Manager must provide SMART room security monitoring 24 hours a day.
