Specifications include, but are not limited to: The Authority requires interim, demand-based Property Management services for operationally and/or financially challenged IHDA properties. Property Management services shall include, but not be limited to, direct services of property management in compliance with IHDA and other existing financing rules as well as to secure other services as needed (appraisal, board up, physical needs assessments, audits, etc.) as IHDA works to stabilize said property, and work based on portfolio needs at given time. Operate the property in accordance with applicable regulations as dictated by funding sources/programs to achieve and sustain compliance according to Federal and State compliance requirements and regulations associated with the specific funding for property/portfolio. . Develop and maintain a management plan that details on-site and off-site tasks, personnel, and respective roles/responsibilities. . Provide market intel to IHDA as far as comps, occupancy rates, and market conditions that may impact property under management. . Process applications, leases, amendments, renewals, and cancellations with existing and future applicants/tenants in accordance with strong understanding of Federal and State compliance requirements and regulations. Ensure that tenants follow terms and conditions of their lease, and proactively and timely address any tenant issues. Enforce reasonable rules and regulations of the building(s). Collect, deposit, and manage rent receipts according to Federal and State compliance requirements and regulations. Handle accounts payable and receivable in a complete, accurate, and timely manner. Conduct inspections to evaluate building/unit conditions. Ensure that building and units are well maintained and provide decent, safe, and sanitary conditions for occupancy according to Federal and State compliance requirements and regulations. Perform minor repairs to occupied or vacant property including heating, plumbing, electrical, glass replacement, preventative maintenance, and general maintenance such as pest control, grass cutting and snow removal (including creation/maintenance of stable pool of qualified contractors)
