Specifications include, but are not limited to: A Professional Services Consultant (PSC) for the design (schematic design, design development, & construction documents), bid/award, construction administration and warranty phase services for the Illinois Street Residence - Townsend & Wardall Hall Renovation. Renovation of the student rooms, offices and common areas (finishes only). Renovation of the student bathrooms to meet the privacy needs of the students. Replace the exterior windows. Increase the thermal performance of the building envelope. Upgrade and enhance the building MEP infrastructure including HVAC (both piping and airside), plumbing fixtures, hot/cold water supply line, sanitary and vent piping lines, electrical power, lighting, fire alarm, CCTV, communications and access control. Address any building code, life safety and building access issues. Address all hazardous material issues.
