The project consists of two new buildings of Type 5A Construction, a Multi-Family Residence and Food Hall (core & shell) separated by a 4-hour rated file wall assembly. Each employ a combination of wood framing, mass timber and a limited use of steel framing with rain screen masonry and metal panel cladding, aluminum storefront, and energy efficient MEP systems. The buildings will bear on shallow foundations with no basement. Parking spaces will be provided at grade with storm-water detention below. The Multi-Family Residence is a 3-Story all electric building of approximately 61,000 SF. Interiors will be gypsum board assemblies, vinyl plank flooring, accessible baths, kitchens and fixtures. A number of supportive service spaces will be developed. On site management and most back-of-house spaces will be on the ground floor. The Food Hall is a 1-story building of approximately 4,000 SF with a mass-timber frame and roof deck. It will include a roof terrace for exclusive use by the Multi-Family Residence. With the exception of the food-service cooktops (natural gas), the building will be all electric. The project requires Enterprise Green Communities Certification and compliance with the ComEd Multi-Family Standard.
